Whole House Remodel in Ramona CA by Freemans Construction Inc
Hi, this is Bill Freeman with Freeman’s Construction. We’re here in Ramona starting a new whole house remodel this morning. Ace Hauling is on site today, that’s our demo contractor. They’re starting right now on the roof, which they will tear off completely. They’re hustling to beat the heat I’m sure, because it’s warm up here in Ramona today.
The entire exterior, all the brick, the siding, everything’s coming off and getting completely stripped. This house will have a stucco finish on the outside.
Exterior Work
A lot is coming off, including the whole front of the garage, the roof, and that hip section. We will install a smaller gable over the garage, a new raised entry over the front entry door, new columns, and a brand-new roof. There’s a lot of plywood that needs repair or replacing. Let’s go inside and I’ll give you an overview of the inside.
Interior work
All the windows are coming out. We will install new highly energy efficient windows. These current windows are old and do not meet current energy codes. Right now, the house is dark inside, but the new window sizes will open things up.
Down to the studs
Basically, we are stripping everything down to the studs. The drywall comes out, so does the old insulation. We’re upgrading to a spray foam insulation, which is highly efficient and eliminates all roof penetrations. This eliminates any trouble from embers that may get in the roof from wildfires. This is important in these high-risk fire zones.
We plan to eliminate this lowered soffit in the kitchen. A couple of walls will remain during construction to help hold the building together.
We will remove this fireplace, which will relocate somewhere here in the middle. We also plan to open up this whole back wall. We’ll install a 16-foot sliding glass door here, which will open to a beautiful view out the back of the property.
A couple of structural issues need to be addressed once we’ve changed this wall. There’s a big girder truss that goes across here and bears down at this location, where the current window is. We need to underpin this with concrete. We have a structural engineer that has designed that for us.
The new building codes require a wall to go underneath right there. So, we will cut that and then redo that entire foundation right there.
