WaterBug Leak Sensors + Drain Pans to Prevent Mold Damage

How We Pre-Wired Our Home with Water Leak Sensors

If you’ve ever had a water leak in your house, you know the pain: damage, stress, and repairs that can drag on way longer than they should. In a healthy home, the goal is simple: to find leaks immediately so you can prevent water damage and mold growth before they start. That’s where leak sensors come in.

In this custom home, we took the extra step of installing a wired water leak detection system that ties directly into our security alarm panel. If water shows up where it shouldn’t, the system alerts us right away. Let me walk you through exactly what we installed, where we put sensors, and why we did it—room by room.

WaterBug Leak Sensor by Winland Electronics, Inc.

The device we’re using is called a WaterBug, made by Winland Electronics, Inc. It’s a water leak sensor that detects moisture using probes on the bottom of the sensor. When it senses water, it completes a circuit and signals the alarm system.

What makes this setup especially useful is that it’s hardwired with low-voltage cable, which means:

  1. No batteries to replace
  2. No need for nearby outlets
  3. As long as your alarm panel has power, the leak system is active

We wired the sensors back to the security panel using two main approaches.

Option 1: Zone Wiring (Grouped Areas)

With zones, you group multiple leak sensors. So if a sensor trips, you’ll get an alert like:

  1. “Leak in Kitchen”
  2. “Leak in Bathroom #1”
  3. “Leak in Utility Closet”

This is efficient when your alarm panel doesn’t have unlimited inputs.

Option 2: Dedicated Wiring (Exact Location)

With dedicated runs, each sensor gets its own wire path back to the panel. That means you can get super specific notifications, such as:

  1. “Leak at Kitchen Sink”
  2. “Leak at Refrigerator”
  3. “Leak at Dishwasher”

Which one you choose depends on how much space/inputs you have in your security alarm panel and how precise you want alerts to be.

Kitchen Leak Detection Setup

We decided to place leak sensors everywhere there’s a water fixture.

1) Under the Kitchen Sink (Zone Wiring)

At the kitchen sink, we ran two low-voltage wires, which indicate a zone setup. If the sensor detects water, the alarm system can:

  1. Chirp locally
  2. Trigger a siren (optional)
  3. Notify the alarm company (optional)
  4. Notify you directly (or both)

2) Behind the Dishwasher (Because This Happens…)

We also ran a sensor behind the dishwasher because dishwashers are notorious for surprise leaks.

The example shared in the walkthrough is a classic: a cheap brass fitting on a supply line developed a tiny pinhole after only about a year, causing a hidden leak. A sensor like this catches it immediately.

Bonus Protection: We’re also adding a custom sheet metal pan behind/under the dishwasher with:

  1. A back
  2. Two sides
  3. A small front lip (about 1/2″ to 3/4″)
  4. A drain hole that routes into a 2-inch drain

So even if a leak happens, water goes straight to the drain instead of soaking your floor—and the sensor still alerts us so we can fix the cause.

3) Behind the Refrigerator

At the refrigerator, we ran the wire to a spot about 1.5 inches off the floor, coming out near the baseboard so a sensor can sit behind the unit. If the fridge supply line or connections leak, we’ll know immediately.

4) Under the House: Pressure Tank (Dedicated Run)

We also ran a dedicated line down into the crawl space to monitor the well pressure tank. This is one of those places where a slow leak can go unnoticed for months—or even years—until severe damage occurs.

To make sure even a small leak triggers the sensor, the plan includes creating a small “dam” around the pressure tank pad so water collects enough to set off the probe.

Laundry Room Leak Detection Setup

The laundry room is another high-risk zone. Washers fail, hoses burst, and minor leaks can get ugly fast.

1) Under the Washer (Dedicated Run)

We ran a home run (dedicated cable) into the laundry space so the alarm can tell us specifically something like “Leak in Laundry Room”. The wire is positioned up a few inches so we can still install a pan system cleanly.

2) Drain + Pan Strategy

We installed a drain in the laundry room, and we’re planning the same waterproofing pan strategy as under the dishwasher. This way, water stays contained and flows to the drain rather than spreading onto the surrounding flooring.

Downstairs Bathroom Leak Detection Setup

1) Under Vanity Sinks (Series/Zone)

In the vanity area, the sensors are wired in series, functioning as a single zone. We’ll place sensors under each sink (either on a shelf or on the floor—wherever gives the earliest warning).

2) Behind the Toilet

A sensor wire drops down behind the toilet near the angle stop connection (a common leak point). It’ll sit behind the bathroom and stay hidden.

3) Wet Wall / Shower Protection + Access Panel

For the shower/wet wall area, we ran a line to a location where an access panel will later be installed. The sensor will sit near the bottom plate/subfloor, so if moisture enters the cavity, we get an alert immediately.

This protects you whether you’re using:

  1. A valve system outside the wall, or
  2. A traditional valve inside the wall

Either way, you’ll get notified if water is where it shouldn’t be.

Upstairs Bathroom Leak Detection Setup

1) Under the Double Vanity (Series/Zone)

Upstairs in Bath #2, the vanity is about 84 inches long, and we wired the sensors in series—one under each sink.

2) Tub Drain Cavity Sensor

We also placed a sensor wire into the tub’s wet wall area, positioned so the sensor can sit under the tub near:

  1. the drain area
  2. the supply lines/valve area

This is a critical spot, because tub leaks often stay hidden until the damage is significant.

3) Behind the Toilet (End of Run)

Same idea upstairs: a sensor behind the toilet, about 1.5 inches off the floor, routed through the baseboard so it stays clean and discreet.

Utility Closet: The "Lots of Water" Zone

The utility closet has multiple systems that can leak, so we treated this as its own zone.

This space includes:

  1. Tankless water heater
  2. Whole-house water filter
  3. Water softener
  4. RO system

We positioned leak sensors in two key locations:

  1. Near the water heater area (held up a few inches to allow room for a pan system)
  2. Near the drain (so if water migrates toward it, we still get notified)

We’re still deciding on the final waterproofing approach in this space—possibly vinyl, or something like Schluter—but the sensor placement is already planned around a pan concept.

Where Everything Connects: The Alarm Panel Tie-In

All the low-voltage wires—windows, motion sensors, glass-break detectors, and water leak detectors—run back to the security alarm panel in the utility closet.

There are also propane alarms/combustible gas detectors planned to run back here. Once wiring is complete and the home is in trim-out, the low-voltage tech ties everything together at the panel. The materials are inexpensive—this is mostly about planning + a bit of extra labor.

Even if you don’t want to install every sensor right away, pre-wiring while walls are open is smart. It keeps the option open to trim it out later when the budget allows.
