How to Seal HVAC Line Set Openings to Protect Your Home
Hi, it’s Brian Freeman here. When building or remodeling a home, it’s critical to protect your crawl space from pests, moisture, and air leaks. That’s especially true if you’re building a high-performance, healthy home. One of the most overlooked entry points for rats, mice, snakes, and bugs is where your HVAC line set exits the foundation. Today, we’re sharing a clean, effective way to seal HVAC line set openings using a high-quality retrofit kit from Airex.
This isn’t just about keeping critters out. Sealing HVAC line set openings properly contributes to better indoor air quality and supports a chemical-free, low-VOC building envelope. Whether you’re working on a new build or an existing home, this is a small detail that goes a long way in creating a healthier living environment.
Using the Airex Titan GS30 and E-Flex Guard
We’re using the Titan GS30 and E-Flex Guard from Airex, which are available as a kit. This solution protects the foam insulation on your HVAC line set and seals the HVAC opening where it exits your home’s foundation.
This particular application is on a new build, but Airex also offers a retrofit version for existing homes. The boot component of the Titan GS30 is 4 inches tall by 7 inches wide and is anchored to the foundation with tapcons. We cored through the concrete, slid the boot over the HVAC insulation, and secured it with a hose clamp to tighten the seal. Nothing can get inside once it’s properly installed.
For added protection, we applied ZIP Liquid Flash around the edges, creating an airtight, water-resistant barrier that prevents both pests and outside air from entering. While this version didn’t come with a gasket, the rubber edge paired with the flashing sealed everything tightly. If you’re extra cautious, you can also add steel wool inside the opening around the insulation as a secondary barrier.

Retrofit and Multi-Unit Applications
For retrofit installs, the Titan GS30 boot is split down both sides. This allows you to sandwich it around an existing line set without needing to cut anything. Once clamped and sealed, it provides the same level of protection as a new install.
The E-Flex Guard component is a flexible, UV-protected foam wrap that covers the line set. It attaches with built-in Velcro strips and protects the insulation from weather exposure. It’s easy to install, clean-looking, and available in black, gray, or white to match your siding or crawl space aesthetic.
If you’re running multiple mini-splits or condensers, the boots can be aligned vertically or horizontally on the wall to maintain a neat appearance. You can even install them through siding profiles or inside the wall cavity, not just in crawl spaces.
A Cleaner, Safer Finish for Healthy Homes
Typical installations often use makeshift flashing or holes stuffed with silicone, which degrade over time and invite pests and moisture. These Airex kits eliminate that issue. Whether you want to seal one HVAC line set or eight (like we did on this job), this system helps preserve your insulation, block pest intrusion, and protect indoor air from external contaminants.
If you’re committed to building a high-performance, healthy home with chemical-free, low-VOC materials and better air sealing, this is the kind of detail that matters. Products like the Titan GS30 and E-Flex Guard help maintain a tighter, healthier building envelope.
