BUILDING AN ACCESSORY DWELLING UNIT (ADU) IN SAN DIEGO COUNTY

We give you the option to design a completely custom ADU or save time & money by selecting one of our stock floor plans & specification packages. WHAT IS AN ACCESSORY DWELLING UNIT OR ADU?

With the recent changes to CA state law, you may now be able to put an Accessory Dwelling Unit on your property. The ADU can be either attached or detached and can have a FULL kitchen & it can be up to 1200 sq ft. This is an excellent option for anyone who has aging family members that they want to keep close by. It also works great for anyone with kids that need a place to stay until they get a place of their own. Another awesome feature about the accessory dwelling unit is it can be rented. You can get rental income without having the cost of purchasing additional land. Before the last CA law change you used to have to occupy the main dwelling as your primary residence in order to rent out the ADU. With the current law changes this no longer is a requirement and you can rent out both the primary dwelling unit and the ADU.

COST TO BUILD AN ACCESSORY DWELLING UNIT

The cost to build an accessory dwelling unit can vary greatly based on the size of the living space, the size of the covered patios, attached garage space & how many bathrooms it has. The ADU’s have all the same components of a full-size house including a kitchen, bathrooms, HVAC system, septic system, etc. Due to an ADU having all the same components as a full-size house the cost per square foot is much higher than an average sized home. After pricing out and building many accessory dwelling units in San Diego County we have found that all of them have cost $350,000 plus to build with most of them falling into the cost category of $350,000 to $600,000. Included in these numbers are the plans, design fees, site costs and building costs.

Site costs can vary greatly depending on if you are on sewer or septic, well or city water, how close power is to the building site, fire hydrant or water storage tank location, grading & driveway requirements. Site costs have been averaging about $30,000 to $75,000 range in the unincorporated areas of San Diego County. If your main home is on city sewer and water these numbers can be much lower.

San Diego County has waived all permit fees until January 2024 and because of this, it will save you anywhere from $10,000 to $15,000 on permit fees.
