Cost Examples | What Does it Cost to Build a Custom Home

Hi everyone, my name is Brian Freeman with Freemans Construction. Today I’m going through video number seven of our Custom Home Building Cost Guide Series. I’m going to discuss the real costs of the projects we built. I’m going to give you five different project examples and go through the sizes of those projects. If you haven’t been following along, this is the seventh video, and I’ve been going through our Custom Home Building Cost Guide. This cost guide is a 10-page guide that we have on our website, and it is available for download if you want to follow along as I go through some of these costs and size of these homes. I’m going to start in the back of our guide.

Website Project Features

The back of the guide has five projects. When you download this guide, you can click on the picture here and it will take you to the page on our website with that home’s picture gallery. That page also has a 3D walkthrough of the home. It also has a floor plan and an elevation, and that page also has a video that tours through that home. Our website will give you a great idea of what finishes exist in these homes, which can give you a good grasp on what I’m sharing today.

Project One

The first project is priced at $354,178. This is a four bedroom, two bath home. This home has 2,226 square feet of living area. It has a 576 square foot garage and 532 square feet of covered porches. This has an average level of finishes.

Project Two

The second project is also a custom home. This home is priced at $401,644. It’s a four bed, two bath home with 2,189 square feet of living space. It has a 540 square foot attached garage and 312 square feet of covered porch. This home also has an average level of finishes.

Project Three

The third example home is priced at $424,732. It is a four bed, two bath home with 2,226 square feet. It has a 953 square foot attached garage with 730 square feet of covered porches. This home, like the previous two, also has an average level of finishes.

Project Four

Example number four is another custom home. This home was built at $657,863. It’s a four bedroom, two bath home with 2,939 square feet of living area. It has a 1,144 square foot attached garage and 460 square feet of covered porch. This project has a custom level of finishes. This is going to be a step up from your average home. It has some nicer finishes in it, including a butler’s pantry, a couple dishwashers as well as several additional upgrades.

Project Five

This project is priced at $1,177,336 and has five bedrooms, and three and a half baths. It has 4,399 square feet of living space. It includes a 1,144 square foot garage with 714 square feet of covered porches. This home has upscale finishes that include a lot of open beams, stone veneer, custom wood floors, upgraded cabinets inside, and custom tile work.

Those are the five examples that I wanted to review today. As I mentioned earlier, you can see all these homes on our website. To recap this series, there are several points to consider when planning to build a home.

Reviewing Key Points to Budget a Custom Home

Plan on spending roughly 3% to 5% on the plans and design. You need to add in the permits and fees that I talked about previously. Remember the site costs and the actual build costs. The homes I reviewed today reflect the build costs on these projects. Add all these costs up, the plans and design, the permits and fees, the site costs, and the building costs, and that will result in the total cost for your custom home building project.
