North Peak, Julian Custom Home
Merry Christmas everybody! This is Bill Freeman with Freeman’s Construction. I’m up here in Julian on this vacation home that we’re building in North Peak. I want to show you a couple different things on this home that we’re doing. We’re working with some different construction systems that we don’t typically do here in San Diego County. Let me take you up by the house and I’ll show you what I’m talking about.
DensGlass
Okay, I’m up here next to the building. You can see the DensGlass that we’re installing on the soffits at the eves there. DensGlass is a fire resistant and waterproof drywall. That will help protect the home in case of a fire. Additional fire resistance includes this metal cladding that’s going over the entire outside of this building. That metal cladding will also cover this zip wall sheeting that we have on the exterior.
Zip System | ICF Construction
What I really want to show you here is this zip system that we installed. It is a waterproof membrane and air barrier, so no air moves in and out of the house. This allows us to control the climate inside this house very well. I’m going to show you a piece of this material that I have right here. As you can see, this is an OSB product that we use for the shear panel. And what they do is they put this waterproof coating on the outside, so it doubles as our shear panel and as our waterproofing and air barrier on the building. After installation, we come back and cover all the seams with a tape and/or a liquid flashing. You can see this liquid flashing that’s right here along the window.
Using the Seasons
I’m going to back up here so you can see a little bit better. You can see every seam is taped and/or caulked, and we also use this stretch flashing in areas where we must go around our electrical box or any wall penetration such as that exterior shower that’s going in. This is a very passive house and has been set up to take advantage of the sun. Even the overhangs are designed at different lengths on particular sides of the home to take advantage of the sun angle throughout the different seasons of the year. We are waterproofing the home right now, just in time as the weather is starting to get bad up here.
Benefits of ICF Construction | Julian Custom Home
Over here on the other side of the house, the lower level has been constructed with ICF construction. This portion of the house is buried into the side of the mountain here. As you can see, from wall to wall, one end is completely buried and the other end daylights out to the grade. This here is a foam block that’s filled with concrete, which results in an eight-inch core. This is highly efficient as far as keeping the cold and the heat in, so it works fantastic for retaining walls and anything subterranean. We do a lot of these, and they turn into nice, efficient, quiet, and comfortable homes.
Off Grid
You can see the zip sheeting ties in down here, and again there’s all the caulking. You can see that edge, where we’ve caulked this in, eliminates any air seeping in or out of this home so it can be conditioned very passively and ultimately results in minimal energy usage. This house in particular is completely off the grid system using only solar panels, batteries, and generator backup. In this case, it’s critical to have a very efficient home.
You can see the flashing that we’ve put around the windows. This is also a zip product. It’s a stretch flashing and as you can see, we stretched it right around the window. This joint right here will fill with caulking and then another layer of flashing will go onto this wood and then wrap around the back here. It will then finish off with a Tyvek wrap around that as a water barrier.
