Interior and Exterior Finishes on Custom ADU Update

Custom ADU Update

Welcome back to our custom ADU project in Ramona, California. We have made much progress since our last update about two to three weeks ago. All the interior and exterior finishes are starting to go in.

Exterior Siding

Behind me is the front entry of this ADU project. The decorative stone veneer is being installed on the front of this home. It looks really nice with its natural tumbled stone. We will also be adding a decorative cap. Here is a mockup for it, which will run the entire wall length and on all the caps. The unfinished areas are waiting for the stone cap selection. This same material will be used to create blocks for decorative lights, electrical outlets, hose bibs, and doorbells.

Interior Finishes

Inside, we have made significant progress. Last time, we were drywalling, but now the drywall is completed, textured, and painted. All the custom-built cabinets have been installed. We are in the great room area, specifically the kitchen. The hood will be installed later as it needs to be painted first due to its angle, which makes it difficult for the painter to access it with a sprayer.

Tile installation started this week. Before laying the tile, we apply a membrane to the cement to act as a moisture barrier and prevent cracking in the slab. The wood plank tile is laid out randomly to mimic a traditional wood floor.

We have the powder room down the hallway, which will feature hexagon mosaic floor tiles. Layout and color choices are still being finalized with the designer and client. In the master bath, there’s a split linen closet, vanity, and shower, which is currently used for paint storage. The laundry room will have custom pedestals for the washer and dryer and a farm sink with a backsplash.

Multifunctional Garage / Recreational Room

The garage will function more as a rec room. The membrane was just put down, and hopefully, I’m not upsetting anyone by walking on it. Cabinets will be installed in the garage, including a refrigerator, freezer, and prep counter area. The wall with the batteries for the solar system and backup is awaiting inspection, so it remains open for now to avoid labor-intensive adjustments later.

We expect a custom garage door that matches the Douglas fir, open beam color, and grain inside the house and the wrap-around porches. Countertops are being fabricated and installed in about a week and a half. We are staging plumbing and light fixtures, and the interior doors will be delivered and installed in another week or so once the floors are finished.
