Blossom Valley ADU – Foundation Pour
Good morning, it’s Bill Freeman here with Freeman’s Construction. I’m here on a job in El Cajon. Blossom valley is the area we’re at here today. Chris Vincent with CV Construction is pouring our foundation today. He always does a great job. We’re pouring this foundation for an ADU, Accessory Dwelling Unit. This will be the second home on the property. You can see the slab has been filled up. It’s just a little bit bigger than your normal two-car garage because they have a laundry area in there along with the garage. You can see the footings in the back here for the covered porch and patio. We’re using a concrete pump, which makes the process run smoothly.
Using a Concrete Pump
These lots are a little tight, which makes getting a concrete truck all the way around impossible. So, we use a concrete pump, and as you can see, that pumps the concrete out. It takes a lot of manpower to get this concrete laid down and finished. Everybody starts spreading out the mud across this foundation as the concrete starts to set up.
The Septic System
We already installed the septic on the other side of the house. You can see the septic lids. I filmed a video previously on the two-tank system. The pump tanks pump up to this area up here and we already backfilled the trenches that hold the leach lines. A little further up is what we call a surge tank. The fluid gets pumped into that tank, and then it flows out into the leach lines by gravity.
ADUs are Popular in San Deigo
A lot of ADUs are being built throughout San Diego and it is a great opportunity to add value to your property without having to buy another parcel. ADUs save a lot on the site costs and land costs. You can rent them out. You may have parents, who’s children own the main home, which is the situation here. Some parents may live part-time in their ADU. Is the maximum for the dwelling including the garage as part of them 1200 sq. ft.?
The living area of a detached ADU can be a maximum of 1200 sq. ft. in San Diego County. You can add a garage in addition to that. The City of Poway allows up to 1500 sq. ft. for a detached ADU and a garage up to 50% of the size of the primary dwellings living area.
