How to Drain HVAC Condensate Water Properly
Hi, it’s Brian Freeman here. Today, I’ll show you how to drain HVAC condensate water away from the custom home we’re building.
This house has eight mini split HVAC heads, and we installed a manifold underneath the house to tie together all the condensate lines. So we’re actually coming out of the house with an inch-and-a-quarter condensate line. One thing I didn’t want to happen with this house was for water to drip by it.
This condensate is in a crawl space. We have waterproofed the area with a strong membrane and dimple board, caulked the footings, and installed a French drain. But I wanted to get the water away from the house, not dripping nearby.
Tying into the Gutter Drain System
We tied the HVAC condensate into the gutter drain system here. I installed a double-direction cleanout that runs here. The gutters run in this direction from the house.
We extended this line with a sanitary tee and added a 90-degree elbow that comes up right underneath the condensate line. I’ve got a Gem cap and extended an inch-and-a-quarter Schedule 80 riser into this.
The Gem cap is removable, allowing you to create an air gap by unscrewing it. So, the condensate can drop down, or you can install a grate and let it fall in.

Ensuring a Safe and Sealed Drainage Setup
I wanted to seal the HVAC condensate line well. If the lines were to back up, it would come out in another spot lower than this. But I made sure that this water would drain away from the house and not just be constantly dripping and soaking into the foundation.
